Pads and drives on Rolling Acres Dr

Streets are in. Utilities aren't. On these 12 empty lots the dig is a house or shop pad, base for a drive off Rolling Acres Dr or Old Stoney Rd, a grade that moves water, and a trench. Septic is digging only, for the owner's installer. The permit desk is the county.

OSSF holes and trenches on Block A

Excavation on a Rolling Acres lot is the OSSF hole, opened to the licensed installer's stamped plan, plus utility trenches and footings. The 708 and 725 listings show Utilities None, so any electric, well line, or irrigation trench is for service the owner is bringing. We do not name a water or electric utility. Lot 10 at 725 Rolling Acres Dr is the listing that calls out a water well. The other eleven lots are not described that way. Sanger clay is sticky, with unstable trench walls. Somervell gravelly loam can put lithic bedrock near 69 centimeters, about 27 inches, so rock near 2.5 to 3 feet is possible. Call Texas 811 before the trench. Trinity digs. The installer designs, permits, and installs.

Land and lot clearing

Light clearing on vacant Block A lots

Clearing here is selective brush, a fence-line edge, or stump grinding so a pad or a drive can start on a vacant Rolling Acres lot. The roll shows no improvement year built on any of the 12 accounts. Tree cover was not counted lot by lot. We do not promise a tree count.

House and shop pads on 2-to-3.6-acre lots

Site prep is a house pad, and a shop or barn pad when the owner wants one, on vacant Block A lots of about 2.0 to 3.6 acres. The median is about 2.06 acres. Sanger clay swells and shrinks, so compaction stays consistent and moisture stays even. Where Somervell gravelly loam appears, plan for possible rock near 2.5 to 3 feet. Listing copy calls these bring-your-own-builder homesites. Listing copy for Lot 1, 708 Rolling Acres Dr, mentions a workshop or outdoor living as a buyer option. That is not shop approval for any lot.

Grading and pad work

Grade water off Group C and Group D

Sanger clay is hydrologic group D. Somervell gravelly loam is group C. Both shed a rain instead of soaking it up. Grading on Rolling Acres Dr and Old Stoney Rd sends the fall away from the pad. Mapped slopes are 1 to 3 percent on Sanger and 1 to 5 percent on Somervell. The lot still needs a grade that moves the water.

French drains with an outlet, not a clay trench

Groups C and D absorb little. A French drain on a Rolling Acres homesite has to reach a real outlet. A trench that stops in Sanger clay will hold water. We do not treat fat clay as the drain.

Driveway base from Rolling Acres Dr or Old Stoney Rd

Lots 1 through 10 front Rolling Acres Dr. Lots 11 and 12 front Old Stoney Rd. The 708 and 725 listings show Streets Installed. USDA rates local roads and streets very limited on Sanger clay and somewhat limited on Somervell gravelly loam, so the drive from that street to the pad gets real subgrade prep and base. These are long drives on lots of about 2.0 to 3.6 acres. A Culvert Permit applies when the new drive meets a county-maintained road. Confirm that with Denton County Development Services at 940-349-2990. This page does not call every frontage county-maintained.

Service page

Residential lots only. Listing copy calls these bring-your-own-builder homesites. The 708 and 725 Rolling Acres Dr listings show Streets Installed and Utilities None. Lot 10, 725 Rolling Acres Dr, is the listing that calls out a water well. That well is one lot, not a well on every lot, and this page does not name a water or electric provider. Those listings do not name septic. With no city sewer taxing unit, a new house will typically need an OSSF. Confirm that with Environmental Health at 940-349-2920 and with the licensed installer. Trinity excavates to the stamped plan. We do not design, permit, or install the system. Stock tanks and ponds are not work we offer on this plat. None of the 12 accounts shows an improvement year built.

The new lots

Rolling Acres Dr and Old Stoney Rd. Streets in. No houses yet.

You can drive the streets. You cannot hook up utilities. The 708 and 725 Rolling Acres Dr listings say Streets Installed and Utilities None, and not one of the 12 lots has a year built. If you pull Denton CAD, the subdivision is Rolling Acres, code SP0181A, Ponder 76259. They approved it December 9, 2025 and filed it March 6, 2026, volume 2026, page 89. The city field on that layer is blank. Block A, lots 1 through 12, property type R. Legal acres run 2.005 to 3.648, about 2.0 to 3.6, median about 2.06 (2.062 on the roll). Twelve accounts, about 29.34 acres, roughly 87,338 to 158,907 square feet. Vacant residential land.

Lots 1 through 10 face Rolling Acres Dr: 708, 716, 724, 732, 740, 748, 749, 741, 733, and 725. Lots 11 and 12 face Old Stoney Rd, at 12720 and 12670. Those street names are what's on the appraisal roll and the listings. We have not confirmed Old Stoney Rd as a mapped OpenStreetMap way. Situs city is Ponder and situs ZIP is 76259 on all 12. The plat centroid is about 4.1 miles northwest of downtown Ponder, a straight line from the OpenStreetMap town center, near Old Stoney Road and the hamlet of Stony. US 380 is about 1.1 miles north of that centroid, also a straight line, near 33.2404 N, 97.3500 W. That is proximity only. This page does not give a drive time or turn-by-turn directions. Ponder ISD is the school taxing unit on every account. Listing school fields name Ponder Elementary, Ponder, and Ponder High under Ponder ISD. OpenStreetMap places Ponder Elementary School at 401 West Bailey Street and Ponder High School at 500 West Bailey Street, Ponder, TX 76259. The city taxing unit is null on all 12 accounts. A sample account lists taxing units CAD, G01, and S13: county and school, no city. The vertex-average of the subdivision polygon, about 33.2246 N, 97.3372 W, does not fall inside a polygon on the Denton CAD municipality layer. Together those two checks mean the subdivision is likely unincorporated Denton County. That is not a finding that every lot sits outside a city extra-territorial limit. CAD zoning is null. Listings describe the lots as residential. This page does not assign a City of Ponder zoning district. For likely unincorporated land, Denton County Development Services is the permit desk: a Development Permit covers development that includes grading, paving, excavation, and similar man-made changes, and a Culvert Permit covers a new drive on a county-maintained road, or new development that already has a drive. The listed contact is 940-349-2990, developmentpermits@dentoncounty.gov. Whether Rolling Acres Dr or Old Stoney Rd is county-maintained at a given driveway is for that office to confirm. This page does not treat every frontage as county-maintained. OSSF permits in unincorporated Denton County go through Denton County Public Health, Environmental Health, at 940-349-2920. A permit is required to install, repair, extend, or alter an OSSF there. The licensed installer handles design, site evaluation, the permit, and the install. Trinity digs to the stamped plan only.

Grading and pad work
What's under the lot

Sanger clay that swells, and Somervell rock near 27 inches.

Two soils show up around this plat. We pulled the USDA map, the same one as the Web Soil Survey, on October 26, 2026. They're in the box around the lots. That is not a share of acres inside the plat. Map unit 67, Sanger clay, 1 to 3 percent slopes, is well drained and hydrologic group D. Septic tank absorption fields are very limited, local roads and streets are very limited, and shallow excavations are somewhat limited. Map unit 75, Somervell gravelly loam, 1 to 5 percent slopes, is well drained and hydrologic group C. Septic tank absorption fields are very limited, local roads and streets are somewhat limited, and shallow excavations are very limited. On Sanger the upper clay stack, from the surface through about 97 centimeters (about 38 inches), is clay, then deeper clayey layers continue to about 203 centimeters (about 80 inches). The dominant Sanger component in that query has no lithic restriction. Somervell is gravelly loam from 0 to 38 centimeters and gravelly clay loam from 38 to 69 centimeters, then lithic bedrock at a representative 69 centimeters, about 27 inches. Deeper trenches and some footings can hit rock where Somervell occurs. Septic fields are limited by slow water movement, and on Somervell also by shallow rock. Local roads on Sanger are limited by shrink-swell and low strength. Shallow excavations are limited by clayey, unstable walls on Sanger and by depth to hard bedrock on Somervell. Soil maps are general. The cut on the lot decides the dig.

That is the dirt work on these lots. High-clay Sanger swells and shrinks, so a house pad, a shop pad, or a barn pad needs even moisture and consistent compaction. Where Somervell gravelly loam shows up, rock can sit near 2.5 to 3 feet. Groups C and D shed water and absorb little. Grade falls away from the slab. A French drain needs a real outlet, not a trench that ends in fat clay. USDA rates local roads very limited on Sanger, so a long residential drive off Rolling Acres Dr or Old Stoney Rd, on lots of about 2 to 3.6 acres, needs real subgrade prep and base. Somervell is somewhat limited for local roads. Utility trenches meet sticky clay and unstable walls on Sanger, and possible rock near 2.5 to 3 feet on Somervell. Call Texas 811 before any trench. Septic absorption is rated very limited for a conventional field, which fits the engineered systems common on Denton County clay. The installer chooses and designs the system. Trinity digs to that stamped plan only.

POA note from the listings

The homeowner is the customer.

Listings for 708 and 725 Rolling Acres Dr show an association, named POA, at $1,000 a year, for Maintenance Grounds. That is a short note from those listings. Trinity does not take POA, HOA, or association work, and we do not sell it. The owner reads the association documents. A Lot 1 listing discloses a deed restriction and does not quote the text. This page does not quote restrictions.

Sequence

How a Rolling Acres Dr pad gets quoted

The quote follows one vacant Block A lot, the drive from Rolling Acres Dr or Old Stoney Rd, and whether the cut is Sanger clay or Somervell gravelly loam.

01

Send the Rolling Acres address

Text (940) 435-4727 with the Rolling Acres Dr or Old Stoney Rd address and photos of where the house should sit. Say whether the visit is a house pad, a shop or barn pad, driveway base, grading, a French drain, a utility trench, light clearing, or the OSSF hole.

02

Read the vacant roll and the two soils

We start from 12 Block A lots, legal acreage 2.005 to 3.648 acres, median about 2.06, and no improvement year built. The plat-box soils are Sanger clay, map unit 67, hydrologic group D, and Somervell gravelly loam, map unit 75, group C. Somervell lithic bedrock is about 69 centimeters, about 27 inches. Those units are present in the box. We do not assign acreage shares. The cut on the lot decides the dig.

03

Use the county permit desks

Rolling Acres is likely unincorporated Denton County: the city taxing unit is null, and the municipality point test missed every city polygon. We do not assign a City of Ponder zoning district. A Development Permit is the county path for grading, paving, and excavation. A Culvert Permit is the county path when a new drive is on a county-maintained road. Call Denton County Development Services at 940-349-2990 before assuming a frontage needs that culvert permit. OSSF permits go through Environmental Health at 940-349-2920. The owner's licensed installer designs, permits, and installs. Hours are Mon–Fri 7 AM–5 PM, closed Saturday and Sunday.

04

Locate, then open the ground

Texas 811 marks public lines before a trench on Rolling Acres Dr or Old Stoney Rd. The 708 and 725 listings show Utilities None. We do not name an electric or water provider. The water well in the listings is Lot 10, 725 Rolling Acres Dr, not every lot. Sanger trenches are sticky clay with unstable walls. Somervell pockets can bring rock near 2.5 to 3 feet. The OSSF hole follows the stamped plan. Trinity digs only.

05

Leave the pad and the drive base

You get the residential scope that was quoted: the pad, the driveway base, the grade, and the drains. Stock tanks and ponds are not part of that scope. The customer is the homeowner, or the builder the owner brings. Trinity does not take POA work. We are based in Ponder, TX 76259, about 4.1 miles from this plat in a straight line. Call Matt Hall at (940) 435-4727.

Questions on these vacant lots

The 2026 filing, Sanger clay and Somervell rock, county permits, and septic digging only.

What did Denton CAD file for Rolling Acres?

Subdivision Rolling Acres, code SP0181A. The approval date is 2025-12-09. The filed date is 2026-03-06. Volume 2026, page 89. The city field is null. The 12 accounts total about 29.34 acres. Situs is Ponder, TX 76259. Ponder ISD is the school taxing unit on all 12. A listing cross-check puts Lot 1, 708 Rolling Acres Dr, at 3.648 acres, Lot 3, 724 Rolling Acres Dr, at 2.032 acres on the CAD roll, and Lot 10, 725 Rolling Acres Dr, at 3.01 acres in the listing copy.

Which streets are the lots on, and how far is the plat from Ponder?

Lots 1 through 10 are on Rolling Acres Dr: 708, 716, 724, 732, 740, 748, 749, 741, 733, and 725. Lots 11 and 12 are on Old Stoney Rd: 12720 and 12670. The street name comes from CAD situs and the listings. The plat is about 4.1 miles northwest of downtown Ponder, a straight line, near Old Stoney Road and the hamlet of Stony. US 380 is about 1.1 miles north of the plat centroid, also a straight line. No drive time, and no turn-by-turn directions.

Who permits a pad or a drive on this plat?

Rolling Acres is likely unincorporated Denton County. The city taxing unit is null on all 12 accounts, and a point at about 33.2246 N, 97.3372 W does not fall inside a Denton CAD municipality polygon. That is not an extra-territorial finding for every lot. CAD zoning is null. Listings say residential. We do not assign a City of Ponder zoning district. Denton County Development Services handles the Development Permit for grading, paving, and excavation, and the Culvert Permit when a new drive is on a county-maintained road. Call 940-349-2990. Whether a given Rolling Acres Dr or Old Stoney Rd frontage is county-maintained is for that office to confirm. OSSF permits go through Denton County Environmental Health at 940-349-2920. A licensed installer designs, permits, and installs. Trinity digs to the stamped plan.

What do Sanger clay and Somervell gravelly loam mean for the dig?

In the plat bounding box, map unit 67 is Sanger clay, 1 to 3 percent slopes, hydrologic group D, well drained. Septic absorption is very limited, local roads and streets are very limited, and shallow excavations are somewhat limited. Map unit 75 is Somervell gravelly loam, 1 to 5 percent slopes, group C, well drained. Septic absorption is very limited, local roads are somewhat limited, and shallow excavations are very limited. These are units in the box, not acreage shares. Sanger's upper clay runs to about 97 centimeters (about 38 inches), with deeper clayey layers to about 203 centimeters (about 80 inches), and no lithic restriction on the dominant component. Somervell hits lithic bedrock at about 69 centimeters, about 27 inches, so rock near 2.5 to 3 feet is possible. Pads on Sanger need even moisture and consistent compaction. French drains need a real outlet because groups C and D absorb little. Driveway base has to be real subgrade and base, not native Sanger clay. Trenches can be sticky, and on Somervell they can hit rock. Septic digging follows the installer's stamped plan. Call Texas 811 before a trench.

Is there water, electric, or septic on the lot?

Listings for 708 and 725 Rolling Acres Dr show Streets Installed and Utilities None. They do not name septic, and they do not name an electric or water provider. Lot 10, 725 Rolling Acres Dr, calls out a water well already in place. Do not read that well onto the other lots. A new house on this acreage, with no city sewer taxing unit, will typically need an OSSF permitted by Denton County Environmental Health. Confirm that at 940-349-2920 and with the licensed installer. Trinity does the digging only.

What residential dirt work fits these vacant lots?

House pads and shop or barn pads, driveway base from Rolling Acres Dr or Old Stoney Rd, grading, French drains, utility trenches, and light clearing or stump grinding. We do not promise a tree count. OSSF excavation is digging only. The roll shows no improvement year built. We do not offer stock tanks or ponds on this plat. We do not take commercial or POA work. The customer is the homeowner, or the builder that owner brings. Listing copy calls these bring-your-own-builder homesites.

Is there a POA, and do you work for it?

Listings for 708 and 725 Rolling Acres Dr show Association Yes, name POA, $1,000 a year, Maintenance Grounds. That is a note from those listings, not a service we sell. We do not take HOA or POA work. You read your own association documents. A Lot 1 listing discloses a deed restriction without quoting it. We do not quote restrictions on this page.

Which school district is Rolling Acres in?

Ponder ISD, on all 12 accounts. Listing school fields name Ponder Elementary, Ponder, and Ponder High. OpenStreetMap places Ponder Elementary School at 401 West Bailey Street and Ponder High School at 500 West Bailey Street, both in Ponder, TX 76259. This page does not assign a campus from the district website.
