Pads, drains, and drives on Midway Ridge Phase 3

House and shop pads, driveway base, French drains, and the septic dig on the Phase 3 acreage, including the thirteen Autumn Grove Ln parcels from 1.001 to 8.711 acres. Phone photos start the conversation. The number comes after we walk the lot. Staking the pad can happen that same day. Pad, then drive, then grade — the build is not a same-day finish. Fill too thick, or water sitting on the clay, will push it.

Septic digs and trenches on Autumn Grove Ln

Excavation here is the OSSF hole, opened to the licensed installer's stamped plan, plus footings and trenches for irrigation or for MUD water the owner is bringing. The 7420 Autumn Grove Ln listing prints aerobic septic, a septic tank, and MUD water. The 7405 listing prints sewer not available. Aerobic on that one listing is not a finding for all 180 accounts, and we do not name an electric company. Sanger clay sticks, and the walls can slough. Aledo bedrock can be about 12 inches down, Somervell about 27 inches, and Bolar about 36 inches. Call Texas 811 before the trench. That dig is part of the build. It is not finished the day we stake it. Trinity digs. The installer designs, permits, and installs. Environmental Health is 940-349-2920.

Land and lot clearing

Fence-line clearing, without a tree count

Clearing on Midway Ridge is selective brush, a fence line, or stump grinding so a pad or a drive can start. The 7405 Autumn Grove Ln listing notes few trees and wooded ground. That note is one 8.711-acre listing. Tree cover was not counted lot by lot, and we do not promise a tree count. Clearing is part of the build, so it takes longer than the day we walk the lot.

Pads on the 2021 houses and on vacant Lot 20

Site prep is a house pad, or a shop, barn, or workshop pad, on Midway Ridge acreage. Eleven Autumn Grove Ln houses show year built 2021, including 7420 at about 1.002 acres. The vacant example is 7405 Autumn Grove Ln, Lot 20, 8.711 acres, with no year built. The 7420 listing shows an outbuilding, an extended drive, and pad parking as something an owner added. That is one house, not shop approval for Phase 3. Sanger clay swells and shrinks, so compaction stays even. Aledo, Somervell, or Bolar can mean rock from about a foot to about three feet. We can stake the pad the same day we walk the lot and write the number. Building it takes longer. Depends on what the next trade needs.

Grading and pad work

Finish grade off Group C and Group D

Aledo and Sanger are hydrologic group D. Bolar and Somervell are group C. A wider Phase 3 box also has Medlin-Sanger 56 and Sanger 67, both group D. These soils shed a rain. Grading on Autumn Grove Ln, Prairie Vista Ln, or the other Midway Ridge streets sends the fall away from the slab. The grade is part of the build. It is not a same-day finish.

French drains with an outlet in this clay

Groups C and D absorb little. A French drain on a Midway Ridge lot, including the acre lots on Autumn Grove Ln, has to reach a real outlet. A pipe that stops in Sanger clay stores the water. Laying that drain in is part of the build. It is not finished the day we stake the pad.

Drive base off Autumn Grove Ln and George Foster Rd

USDA rates local roads and streets very limited on Aledo and on Sanger, and somewhat limited on Bolar and Somervell. A drive from Autumn Grove Ln, Prairie Vista Ln, or George Foster Rd to the pad gets real subgrade and base. The 7405 listing says county-road frontage for that 8.711-acre parcel. A Culvert Permit applies when the new drive meets a county-maintained road. Confirm that with Denton County Development Services at 940-349-2990. This page does not call every Midway Ridge frontage a county road. Building the drive takes longer than the day we stake it.

A shed or old flatwork on a built lot

Small residential demo on lots built mainly from 2018 to 2022 means a shed or old flatwork in the way of a pad, hauled off, with the grade left as quoted. It is not a house teardown, and it is not work for the Midway Ridge Owners Association. The scope is what we see on that lot. It is not a one-day finish.

Residential lots only. On septic, we dig to the licensed installer’s stamped plan. We don’t design it, permit it, or install the system. The 7420 Autumn Grove Ln listing prints aerobic septic. The 7405 listing prints sewer not available. Confirm the lot with Denton County Environmental Health at 940-349-2920. No electric provider is named. W49 on the roll is Denton County MUD #9, and the 7420 listing names MUD water. We do not list the rest of the MUD's services. Ponds and stock tanks are not offered on this page. Matt walks the lot and can stake the pad the same day he writes the number. A pad, drive, grade, drain, trench, clearing job, or septic dig is not a one-day finish. The clay, and what you hand the next trade, decide how long.

The street, then the plat

Autumn Grove Ln is in Phase 3. It isn't its own subdivision.

People say Autumn Grove. Denton CAD doesn't. There is no subdivision by that name. Autumn Grove Ln is a street inside Midway Ridge Phase 3, Ponder 76259, Krum ISD, outside the city limits. Thirteen of the Phase 3 parcels front that street, from 1.001 acres up to 8.711. Most of those houses went up in 2021. Two accounts on the street have no year built: 7435, a gas well at 2.385 acres, and 7405, Lot 20, 8.711 acres. If you pull the roll, Phase 1 is MIDWAY RIDGE PHASE 1, code SK3445A. Phase 2 is SK0164A. Phase 3 is SK0174A, volume 2021, page 190, filed May 10, 2021. Phase 3 is 44 accounts, all property type R. The median on Autumn Grove is 1.082 acres, about 1.08, and those thirteen lots add up to about 23.45 acres. All three phases together are about 180 accounts: 66, 70, and 44. Phase 1 years are mainly 2018 to 2022. Phase 2 is mainly 2020 to 2021. Most of those lots are about 1.0 to 1.6 acres. On Phase 3, 40 of 44 show 2021. The four with no year built include HOA common lot F6X, gas-well lots, and Lot 20. Photos start the call. The number comes after we walk the lot. Staking the pad can be that same day. The pad, the drive, and the septic dig are not.

Phase 3 situs is Ponder, ZIP 76259. The school taxing unit is Krum ISD on the Phase 3 accounts and on the Phase 1 and Phase 2 samples. Listing school fields name Dyer / Dixie Hansel elementary, Krum Middle, and Krum High. OpenStreetMap places Dyer Elementary School on South 3rd Street, Krum, TX 76249, and Krum High School in Krum. The city taxing unit is null. A point at the Autumn Grove centroid, about 33.2410 N, 97.3735 W, and a point at the Phase 3 polygon centroid, about 33.2381 N, 97.3591 W, each miss the Denton CAD municipality layer. The plat sits outside the Town of Ponder city limits, likely unincorporated Denton County. That check is not a finding that every lot sits outside every extra-territorial limit. CAD zoning is null, so this page does not name a city zoning district. The Town of Ponder draft future land use plan table does not list Midway Ridge. CAD situs streets across the phases include Prairie Vista Ln, Green Mesa Rd, Alpine Meadow Ln, Midway Ridge Trl, Summer Moon Trl, George Foster Rd, Cold Spring Ln, Staked Plains Trl, Northern Steppe Rd, and Autumn Grove Ln. The Autumn Grove centroid is about 6.4 miles northwest of downtown Ponder, a straight line. Midway Ridge Trail, George Foster Rd, and FM 2622 near Stony are the nearby roads. US 380 is about 1.4 miles east of that same centroid, also a straight line. No drive time, and no turn-by-turn. Taxing units on the Phase 3 sample include W49. The Denton County special-district table lists W49 as Denton County MUD #9. A listing mirror for 7420 Autumn Grove Ln, built 2021 on about 1.002 acres, prints MUD Water and Outside City Limits. That is water named on the listing plus W49 on the roll. It is not a catalog of MUD services, and it is not a meter on every lot. The 7405 listing prints water available. No electric provider is named. Other built-2021 Autumn Grove examples include 7428 at 1.063 acres, 7425 at 1.844 acres, and the rest of the eleven: 7416, 7412, 7408, 7404, 7421, 7417, 7413, and 7409. The 7420 listing mirror prints aerobic septic and septic tank. The 7405 listing prints sewer none and sewer not available. On this likely unincorporated ground, Denton County Development Services is the permit desk. A Development Permit covers grading, paving, excavation, and similar work. A Culvert Permit covers a new drive on a county-maintained road, or new development that already has a drive. Call 940-349-2990 or email developmentpermits@dentoncounty.gov. The 7405 listing says county-road frontage for that parcel. Confirm any other frontage before assuming a culvert permit. OSSF permits go through Denton County Environmental Health at 940-349-2920. A permit is required to install, repair, extend, or alter an on-site system. The licensed installer designs it, evaluates the site, pulls the permit, and installs it. Trinity digs to the stamped plan only.

Grading and pad work
The cut

Aledo rock near 12 inches. Sanger clay that keeps going.

Four soils show up around Autumn Grove Ln. We pulled the USDA map on October 26, 2026, same data as the Web Soil Survey, on a box about 33.2395 to 33.2425 N and 97.376 to 97.372 W. They're in the box. That is not a share of the acres. Aledo gravelly clay loam, 1 to 8 percent slopes, is map unit 1, hydrologic group D, well drained. Septic absorption fields, local roads and streets, and shallow excavations are all very limited. Representative lithic bedrock is at 30 centimeters, about 12 inches. Bolar clay loam, 3 to 5 percent, is map unit 17, group C, well drained. Septic fields are very limited, local roads are somewhat limited, and shallow excavations are very limited. Lithic bedrock is at about 91 centimeters, about 36 inches. Sanger clay, 3 to 5 percent, is map unit 68, group D, well drained. Septic fields and local roads are very limited. Shallow excavations are somewhat limited. Clayey horizons continue to about 203 centimeters, about 80 inches, with no lithic restriction on the dominant component in that query. Somervell gravelly loam, 1 to 5 percent, is map unit 75, group C, well drained. Septic fields are very limited, local roads are somewhat limited, and shallow excavations are very limited. Lithic bedrock is at about 69 centimeters, about 27 inches. A wider Phase 3 box also shows Medlin-Sanger clay, 5 to 15 percent, map unit 56, and Sanger clay, 1 to 3 percent, map unit 67. Both are group D, and septic fields and local roads are very limited. Those two sit nearby in Phase 3. They are not Autumn Grove-only coverage. Soil maps are general. The cut on the lot decides the dig.

Sanger clay swells and shrinks, so a house pad, a shop pad, or a barn pad on Midway Ridge needs even moisture and consistent compaction. Where Aledo, Somervell, or Bolar show up, rock can sit about 1 to 3 feet down, and Aledo can be much shallower, near 12 inches. Groups C and D shed water and absorb little. Grade falls away from the slab. A French drain needs a real outlet, not a trench that stops in fat clay. USDA rates local roads very limited on Aledo and on Sanger, so a drive off Autumn Grove Ln, Prairie Vista Ln, or George Foster Rd needs real subgrade and base, on the acre lots and on the larger ones. Trenches in Sanger are sticky clay with unstable walls. Aledo, Somervell, and Bolar can put rock in the ditch. Call Texas 811 before any trench. Septic absorption is rated very limited for a conventional field, which fits the engineered and aerobic systems common on this clay. The 7420 listing is one aerobic example, not a reading for all 180 accounts. The installer stamps the plan. Trinity digs that hole and does not install the system. We walk the lot before we price it. Staking can be the same day as the estimate. Building the pad, the drive, the grade, the drain, the trench, the clearing, or the septic dig takes longer. Shallow rock, sticky clay, water that won’t leave the slab — it depends on what you want.

Association note

Midway Ridge Owners Association is on file. The homeowner hires us.

The Texas HOA management-certificate list includes a Midway Ridge Owners Association. That is the whole association note. A listing mirror for 7420 Autumn Grove Ln shows Association Yes, about $490 a year, and Legacy Southwest Property Management for grounds maintenance. The listing for 7405 Autumn Grove Ln shows Association No and says there are no HOA restrictions. Those are two parcels. They do not say which other lots are in which documents. Phase 3 also has HOA common lot F6X, with no year built. Trinity does not take association work on that lot or any other, and we do not sell it. You read your own documents before we move dirt.

Trinity Land and Excavation LLC is based in Ponder, TX 76259. Owner Matt Hall is a veteran with 10+ years in excavation. Call or text (940) 435-4727 about a lot on Autumn Grove Ln or another Midway Ridge street. A few photos are enough to start. Hours are Mon–Fri 7 AM–5 PM, closed Saturday and Sunday. The number comes after he walks the lot. Staking the pad can be that same day. The build takes longer, and it depends on the dirt and what you want. The Autumn Grove centroid is about 6.4 miles northwest of downtown Ponder in a straight line.

How a Midway Ridge job gets quoted

The quote follows one residential lot, the street it fronts, and whether the bucket hits Sanger clay or shallow Aledo rock. Matt walks the lot and can stake the pad the same day he writes the number. The digging after that takes longer.

01

Text the Autumn Grove Ln or Phase 3 address

Call or text (940) 435-4727 with a Midway Ridge address on Autumn Grove Ln, Prairie Vista Ln, George Foster Rd, or another street on the plats, and photos of the pad or the drive. Say whether you want a house pad, a shop or barn pad, drive base, grade, a French drain, a utility trench, light clearing, a shed or flatwork demo, or the septic dig. Matt can walk the lot and stake the pad the same day he puts a number on the work. The build takes longer. Depends on Sanger clay, shallow rock, and what you want. Hours are Mon–Fri 7 AM–5 PM.

02

Start from the 44 Phase 3 parcels

Phase 3 is code SK0174A, filed 2021-05-10, volume 2021, page 190. Thirteen of the 44 residential parcels front Autumn Grove Ln, legal acres 1.001 to 8.711, median about 1.08. The Autumn Grove box shows Aledo, Bolar, Sanger, and Somervell. A wider Phase 3 box also shows Medlin-Sanger and Sanger 67. Those are units in the box, not acreage shares. The cut on the lot decides the dig.

03

Use the county desks, and confirm the frontage

Midway Ridge Phase 3 sits outside the Town of Ponder city limits. The city taxing unit is null, and the municipality point test missed at the Autumn Grove centroid and at the Phase 3 centroid. Krum ISD is the school unit. We do not assign a city zoning district. A Development Permit is the county path for grading, paving, and excavation. A Culvert Permit is the county path when a new drive is on a county-maintained road. The 7405 Autumn Grove Ln listing says county-road frontage for that parcel. Call Denton County Development Services at 940-349-2990 before treating any other street that way. OSSF permits go through Environmental Health at 940-349-2920. The owner's licensed installer designs, permits, and installs. Weekdays are 7 AM to 5 PM.

04

Locate, then open sticky clay or shallow rock

Texas 811 marks public lines before a trench. W49 on the roll is Denton County MUD #9. The 7420 listing names MUD water. We do not invent the rest of the MUD's services, and we do not name an electric provider. Sanger trenches are sticky clay with unstable walls. Aledo can put rock near 12 inches, Somervell near 27 inches, and Bolar near 36 inches. The septic hole follows the stamped plan. The 7420 listing prints aerobic septic. That is one house. Trinity digs only, and the dig takes longer than the day we start.

05

Leave the pad, the base, and the grade

You get the residential scope that was quoted. Ponds and stock tanks are not in that scope. The customer is the homeowner. Trinity does not take Midway Ridge Owners Association work. We are based in Ponder, TX 76259. The Autumn Grove centroid is about 6.4 miles northwest of downtown Ponder in a straight line. Call Matt Hall at (940) 435-4727.

Straight line, not a drive time

About 6.4 miles northwest of downtown Ponder.

Questions on Midway Ridge and Autumn Grove Ln

The CAD plat name, the 44 Phase 3 parcels, Krum ISD, the soils under Autumn Grove Ln, county permits, and septic digging only.

What does Denton CAD call this area?

MIDWAY RIDGE PHASE 1 (SK3445A), MIDWAY RIDGE PHASE 2 (SK0164A), and MIDWAY RIDGE PHASE 3 (SK0174A). Denton CAD has no subdivision named Autumn Grove. Autumn Grove Ln is a street inside Phase 3. It is the street that prompted the look at the plat.

How many Phase 3 lots sit on Autumn Grove Ln, and how big are they?

Phase 3 has 44 residential parcels, property type R. Thirteen of them front Autumn Grove Ln. Legal acreage on that street runs from 1.001 to 8.711 acres. The median is 1.082 acres, about 1.08. Those thirteen lots total about 23.45 acres. Eleven show year built 2021: 7428 (1.063 acres), 7420 (1.002), 7416 (1.002), 7412 (1.002), 7408 (1.002), 7404 (1.001), 7425 (1.844), 7421 (1.14), 7417 (1.12), 7413 (1.082), and 7409 (1.095). 7405 Autumn Grove Ln, Lot 20, is 8.711 acres with no year built. 7435 Autumn Grove Ln is a 2.385-acre gas-well account, also with no year built. We do not treat the gas-well account as a homesite.

When was Phase 3 filed, and when were the houses built?

Phase 3 was filed 2021-05-10, volume 2021, page 190. Of the 44 Phase 3 accounts, 40 show year built 2021. The other four have no year built, including HOA common lot F6X, gas-well lots, and Lot 20 at 7405. Phases 1 through 3 together are about 180 CAD accounts: 66 in Phase 1, 70 in Phase 2, and 44 in Phase 3. Phase 1 years on the roll are mainly 2018 to 2022. Phase 2 is mainly 2020 to 2021. Most Phase 1 and Phase 2 lots are about 1.0 to 1.6 acres.

Which school district is Midway Ridge in, and is the plat inside the town?

Situs city is Ponder and the ZIP is 76259. The school taxing unit is Krum ISD. Listing school fields name Dyer / Dixie Hansel elementary, Krum Middle, and Krum High. OpenStreetMap places Dyer Elementary School on South 3rd Street, Krum, TX 76249, and Krum High School in Krum. The city taxing unit is null. Points at about 33.2410 N, 97.3735 W and about 33.2381 N, 97.3591 W do not fall inside a Denton CAD municipality polygon, so the plat is outside the Town of Ponder city limits, likely unincorporated Denton County. That is not an extra-territorial finding for every lot. CAD zoning is null. This page does not name a city zoning district. The Town of Ponder draft future land use plan does not list Midway Ridge.

What is W49, and who permits a pad or a septic dig?

The Phase 3 sample taxing units include W49. Denton County lists W49 as Denton County MUD #9. The 7420 Autumn Grove Ln listing prints MUD Water and Outside City Limits. The 7405 listing prints water available. That is the water fact. We do not describe the rest of the MUD's services, and we do not name an electric provider. Denton County Development Services, 940-349-2990, handles the Development Permit for grading, paving, and excavation, and the Culvert Permit when a new drive is on a county-maintained road. Email is developmentpermits@dentoncounty.gov. The 7405 listing says county-road frontage for that parcel only. Confirm any other frontage with that office. Septic permits go through Environmental Health at 940-349-2920. A permit is required to install, repair, extend, or alter an on-site system. The licensed installer does the design, the site evaluation, the permit, and the install. Trinity digs to the stamped plan. The 7420 listing prints aerobic septic and septic tank. The 7405 listing prints sewer not available. Aerobic on one listing is not a finding for every account. The dig takes longer than the day we stake the pad.

How far is Midway Ridge from downtown Ponder, and which streets are on the plats?

The Autumn Grove centroid is about 6.4 miles northwest of downtown Ponder, a straight line. US 380 is about 1.4 miles east of that centroid, also a straight line. Nearby roads are Midway Ridge Trail, George Foster Rd, and FM 2622 near Stony. This page does not give a drive time or turn-by-turn directions. CAD situs streets across the phases include Prairie Vista Ln, Green Mesa Rd, Alpine Meadow Ln, Midway Ridge Trl, Summer Moon Trl, George Foster Rd, Cold Spring Ln, Staked Plains Trl, Northern Steppe Rd, and Autumn Grove Ln.

What do the soils under Autumn Grove Ln mean for a pad, a drive, or a trench?

Queried 2026-10-26, the units in the Autumn Grove Ln box are Aledo gravelly clay loam 1, Bolar clay loam 17, Sanger clay 68, and Somervell gravelly loam 75. Aledo is group D with bedrock about 12 inches down. Bolar is group C with bedrock about 36 inches down. Sanger is group D, deep clay to about 80 inches, with no lithic restriction on the dominant component. Somervell is group C with bedrock about 27 inches down. Septic absorption is very limited on all four. Local roads are very limited on Aledo and Sanger, and somewhat limited on Bolar and Somervell. Shallow excavations are very limited on Aledo, Bolar, and Somervell, and somewhat limited on Sanger. A wider Phase 3 box also includes Medlin-Sanger clay 56 and Sanger clay 67, both group D, with septic and local roads very limited. Those are units in the box, not acreage shares. Sanger pads need even moisture and consistent compaction. French drains need a real outlet because groups C and D shed water. Driveway base has to be built. Trenches can be sticky clay, and Aledo, Somervell, or Bolar can mean rock. Call Texas 811 before a trench. Septic digging follows the installer's stamped plan. The soil map is general. We can stake the pad the same day we walk the lot and price it. Building the pad, the base, the drain, or the septic hole takes longer. Shallow Aledo, sticky Sanger, water that won’t soak in — it depends.

Is there an owners association, and do you work for it?

A Midway Ridge Owners Association is on file. The 7420 Autumn Grove Ln listing shows Association Yes, about $490 a year, with Legacy Southwest Property Management for grounds. The 7405 listing shows Association No and no HOA restrictions. Those notes are those two parcels. They do not say which other lots are covered. Trinity works for the homeowner. We do not take association work, and we do not sell it. You read your own documents.

How does a Midway Ridge quote start?

Call or text (940) 435-4727 with the address and a few photos, or use the form on this page. Hours are Mon–Fri 7 AM–5 PM, closed Saturday and Sunday. Trinity Land and Excavation LLC is based in Ponder, TX 76259. The Autumn Grove centroid is about 6.4 miles northwest of downtown Ponder in a straight line. Photos get the conversation started. We still walk the lot before we write the number, and staking can land that same day. Building a pad, a drive, a grade, a drain, a trench, clearing, or a septic dig takes longer. Soft spots and water on the clay change it. We do not offer ponds or stock tanks on this plat, and we do not name an electric provider.
