Pads and drives for the 11 ETJ lots

These lots are about an acre to an acre and a half, outside town in the Ponder ETJ, with town water only. We walk the lot before we price it. Staking the pad can happen the same day. The actual build — house or shop pad, drive, grade, drain, trench, light clearing, and septic dig — takes longer. Depends on the dirt and what you want.

Water-extension trenches and the OSSF hole

We dig the septic hole to the licensed installer's stamped plan, plus footings and any trench the lot still needs. That digging is part of the build, so plan on more than one day. The May 12, 2025 agreement is town water only, and the owner pays to extend it. Opening a water trench does not mean the line is already in the ground. No electric provider is named. Clay and clay-loam walls can cave in. Bolar rock is about 30 inches down and Mingo rock is about 29 inches, so you can hit stone around 2.5 to 3 feet on those two soils. Justin fine sandy loam is the sandier one in the box. Call Texas 811 before we trench. We dig. The installer designs, permits, and installs. Environmental Health is 940-349-2920.

Brush and stumps before a Phase 1 pad

Nothing is built on these 11 lots, so clearing stays light: brush you mark, a fence line, or a pasture edge, then stump grinding if the pad or the drive needs a clean spot. Lots 1 through 9 and Lots 21 and 22 have no year built. We have not walked every fence line, and we will not promise a tree count. Even a light clear is part of the build. How long it takes depends on what you want taken out. It is not wrapped up the day Matt shows up.

House and shop pads on the acre lots

House pad first. A shop, barn, or workshop pad can ride along once construction is under way. We can stake the pad the same day we walk the lot and write the number. The build itself takes longer, and it depends on what the owner wants the next trade to see. These Block A lots run 1.0072 to 1.3899 acres. The median is 1.0285 acres, about 1.03. Slidell clay and the clay loams Mingo, Lindale, and Bolar move when they get wet and then dry, so we keep the moisture even and compact the pad the same way all the way through. Bolar or Mingo can put rock near 2.5 to 3 feet. Acres on the roll do not mean the town or the deed already allows a shop.

Grading and pad work

Fall the Phase 1 pad away from the slab

Bolar clay loam, Justin fine sandy loam, and Lindale clay loam are hydrologic group C. Mingo clay loam and Slidell clay are group D. All of them sit on a 1 to 3 percent slope. Rain runs off instead of soaking in, so the grade on a Wakefield Rd or Swafford Rd lot has to send water away from the pad. Shaping that grade is part of the build. It runs as many days as the lot needs.

Give the French drain a real outlet

Group C and group D soils here do not soak up much of a storm. The French drain has to leave the lot. If the pipe stops in Slidell clay or Mingo clay loam, you just stored the water. Fat clay is not an outlet. Laying that drain in is part of the build, and it is not finished the day we stake it.

Drive base from 4901 Wakefield or Swafford Rd

Lots 1 through 5 face Wakefield Rd, at 4901, 4921, 4941, 4961, and 4981. Lots 6 through 9, 21, and 22 face Swafford Rd. USDA says local roads are very limited on Mingo and Slidell and somewhat limited on Bolar, Justin, and Lindale, so the drive needs real base, not a blade pass on the dirt that is already there. The lots are about 1.0 to 1.4 acres. If the new drive hits a county-maintained road, Denton County wants a Culvert Permit. Ask Development Services at 940-349-2990. We are not assuming every frontage is county-maintained. Building that base takes more than a day. How many days depends on the length and what you want under it.

Residential work only, on 11 vacant Block A lots. Matt shows up to start the job. He walks the lot before he writes a number, and he can stake the pad that same day. The build is not a one-day finish. A house or shop pad, drive base off Wakefield Rd or Swafford Rd, grading, a French drain, a trench for the town water extension or for service you are bringing, light clearing, and the septic dig take longer. Soft spots and fill stacked too thick will push it, and it depends on what you want. No electric company is named for these lots. The May 2025 water agreement is an extension the owner pays for, not a meter already on the lot. On septic, we dig only. The licensed installer handles the permit. Environmental Health is 940-349-2920. We do not offer ponds or stock tanks on Phase 1. Nothing on the roll has a year built, so there is no house, shed, or flatwork to tear out today.

Outside town

Wakefield Rd and Swafford Rd. About an acre, nothing built.

Walk Wakefield or Swafford and it's vacant ground, about an acre a lot, Ponder 76259 on the address. The May 2025 town deal is water only. No city sewer, so plan on a septic dig. We dig that hole to the installer's plan. We don't design it or install it. If you pull Denton CAD, Phase 1 is Kali Meadows, code SP0169A. City field blank. Approved October 21, 2024, filed August 19, 2025, volume 2025, page 343. Block A is 11 residential lots, property type R: 1 through 9, plus 21 and 22. Legal acres 1.0072 to 1.3899, about 1.0 to 1.4, median 1.0285, about 1.03. Together about 11.92 acres, roughly 43,874 to 60,544 square feet. No year built. Other papers use different counts, and they stay separate. The roll is 11. The town's draft future land-use plan, Ponder-FLUP 2025, has a Belcheff & Associates note dated January 8, 2025, listing Kali Meadows as ID 6: 30 gross acres, 21 lots, lots of 1.0 acres and up, frontage in the 135s. That draft is a plan. It does not zone these lots. The May 12, 2025 minutes quote the engineer on water capacity for the 40 lots involved. That 40 is water capacity. It is not the 11 on the roll, and it is not the 21 in the draft.

Lots 1 through 5 sit on Wakefield Rd. Lot 1 is 4901 Wakefield Rd, 1.3899 acres. Lot 2 is 4921, 1.0072 acres. Lot 3 is 4941, 1.0072. Lot 4 is 4961, 1.0072. Lot 5 is 4981, 1.0072. The rest face Swafford Rd. Lot 6 is 11290 Swafford Rd, 1.0466 acres. Lot 7 is 11264, 1.0285. Lot 8 is 11256, 1.0285. Lot 9 is 11220, 1.0465. Lot 21 is 11170, 1.1751. Lot 22 is 11120, 1.178. All 11 say Ponder, 76259, on the appraisal roll. Look up the middle of the plat and you get Wakefield Road, Denton County, Texas, 76259. OpenStreetMap tags some Swafford Road ways as 76247. We use the appraisal ZIP, 76259. Both streets show up on the map through here. Downtown Ponder is about 2.9 miles northeast of the plat, in a straight line. FM 156 is about 1.6 miles east of that same point, also a straight line, near Dish and the south side of Ponder, and the highway keeps going through Ponder farther north. That is distance only. No drive time, and no turn-by-turn. The October 21, 2024 council minutes also mention a Swafford Rd town project still waiting on a final walkthrough. That is a town road project. It is not these driveways. All 11 lots are in Ponder ISD. OpenStreetMap puts the elementary school at 401 West Bailey Street and the high school at 500 West Bailey Street, Ponder, TX 76259. We did not pull a campus list off the district website. None of the 11 has a city taxing unit. The middle of the subdivision, about 33.1490 N, 97.3176 W, does not land inside a city polygon on the appraisal map, so Phase 1 sits outside the Town of Ponder city limits. The ETJ label comes from the meetings. The planning and zoning agenda on October 21, 2024, calls the Kali Meadows Final Plat Phase 1 a plat in Ponder's ETJ, and the May 12, 2025 council minutes call it a residential development in the Ponder ETJ. We do not have an ETJ line drawn around every lot. Zoning on the appraisal accounts is blank, so we are not naming a city zoning district. On that October 21, 2024 council agenda, item 11 is the Final Plat for Phase 1 and item 12 is the final plat for Phase 2. The minutes show motions to approve Phase 1 and Phase 2 with the engineer's recommendations, and the motion lines say Preliminary Plat. We are reporting both wordings. We are not picking a stamp beyond the approval date, volume 2025, and page 343. That approval date is the same night as the meeting. Out here, Denton County Development Services is the county office for unincorporated ground. A Development Permit covers grading, paving, excavation, and similar work. A Culvert Permit covers a new drive on a county-maintained road, and also new development that already has a drive. Call 940-349-2990 or email developmentpermits@dentoncounty.gov. They can say whether a given Wakefield or Swafford frontage is county-maintained. We are not treating every frontage as a county road. The May 12, 2025 minutes say the subdivider agreement is there so the development follows the town subdivision rules even though the lots are out in the ETJ. Before Matt shows up to start, ask which town reviews and which county reviews still apply. There is not one permit desk for all of it. For a septic system outside town, call Denton County Public Health, Environmental Health, at 940-349-2920. You need a permit to install, repair, extend, or alter a system. The licensed installer does the design, the site evaluation, the permit, and the install. We dig to that stamped plan. We do not design it or install it.

Grading and pad work
Rock and clay

Bolar and Mingo can bring rock near 29 to 30 inches.

Five soils sit in a box around Phase 1. We pulled that USDA map on October 26, 2026, the same data the Web Soil Survey publishes. They're present. We did not split the plat into acreage shares. Bolar clay loam is map unit 16, on a 1 to 3 percent slope, well drained, hydrologic group C. Septic fields are very limited, local roads are somewhat limited, and shallow digging is very limited. The A and Bk horizons reach bedrock at about 76 centimeters, about 30 inches. Justin fine sandy loam is map unit 46, same gentle slope, well drained, group C. Septic fields are very limited, roads are somewhat limited, and shallow digging is somewhat limited. It keeps going to about 203 centimeters, about 80 inches, and the main soil has no bedrock limit. Lindale clay loam is map unit 54, 1 to 3 percent, well drained, group C. Septic fields and roads have that same limited rating, and shallow digging is somewhat limited. It runs to about 165 centimeters, about 65 inches, with no bedrock limit on the main soil. Mingo clay loam is map unit 58, 1 to 3 percent, well drained, group D. Septic fields, local roads, and shallow digging are all very limited. Bedrock shows up at about 74 centimeters, about 29 inches. Slidell clay is map unit 74, 1 to 3 percent, moderately well drained, group D. Septic fields and local roads are very limited. Shallow digging is somewhat limited. The clay goes to about 203 centimeters, about 80 inches, with no bedrock limit on the main soil. Septic fields rate poorly because water moves slowly. Bolar and Mingo also have shallow rock. Mingo and Slidell rate poorly for roads because they shrink and swell and they have low strength. Shallow digging is hard where the clay walls cave in, and on Bolar and Mingo you can hit hard rock. The map is a general picture. The hole on your lot is what we go by.

Slidell clay, and the clay loams Mingo, Lindale, and Bolar, swell and shrink. On a house, shop, or barn pad, keep the moisture even and compact it the same way all the way through. Where Bolar shows up, rock can be about 30 inches down. On Mingo it can be about 29 inches, around 2.5 to 3 feet. Justin is the sandier soil in the box, and a regular septic field is still very limited there. Group C and group D ground sheds rain instead of soaking it up, so finish grade has to fall away from the slab. A French drain needs a real place to let the water out. Stopping the pipe in fat clay does not make a drain. Roads rate very limited on Mingo and Slidell and somewhat limited on Bolar, Justin, and Lindale, so a drive off Wakefield Rd or Swafford Rd, across about 1.0 to 1.4 acres, needs real base. Trenches in the clay stick, and the walls can cave. Bolar or Mingo can put rock in that same 2.5-to-3-foot range. Call Texas 811 before any trench. All five soils are very limited for a conventional septic field, which is why engineered or aerobic systems are the usual fit on this clay. The installer picks the system and draws it. We dig to that plan. Matt shows up to start. He’ll walk the lot and can stake the pad the same day he writes the number. Building the pad, the drive, the grade, the drain, the trench, or the septic hole takes longer. Depends on the clay and what you want before the next crew shows up.

May 2025 water agreement

Subdivider's Agreement (Water Only). No association text found.

On May 12, 2025, the town council approved a Subdivider's Agreement (Water Only) for Kali Meadows Phase 1 and Phase 2. The agenda says Water Only. It is not a sewer agreement. Town Engineer Roman Boitsov told them this is a residential development in the Ponder ETJ, that the final plat was approved, and that it was ready to go under construction. He was talking about the subdivision. The minutes say the agreement keeps the project under the town subdivision ordinance out in the ETJ, that the town has water capacity for the 40 lots involved, and that the owner pays to extend the line. That vote does not put a meter on every lot. There is no city sewer taxing unit, so a new house will typically need a septic system through Denton County Environmental Health. Call 940-349-2920 and talk to the licensed installer. We dig the hole to the stamped plan. Design, the permit, and the install stay with that installer. Opening that hole is part of the build. It takes more than a day, depending on the plan. The appraisal map under the Kali Meadows name shows Phase 1, code SP0169A. It does not show Phase 2 lots. Phase 2 is named on the October 21, 2024 council agenda and in this water agreement. We are not describing Phase 2 lots here. No HOA or POA text turned up, and we are not inventing one. The contract is with you, the homeowner.

We are based in Ponder, TX 76259. Matt Hall owns the company. He is a veteran, with 10+ years in excavation. Call or text (940) 435-4727 about a vacant lot on Wakefield Rd or Swafford Rd. A few photos are enough for him to come start. Weekdays are 7 AM to 5 PM, and we are closed Saturday and Sunday. He still walks the lot before he writes the number, and staking the pad can be that same day. Building the pad, the drive, and the rest takes longer. Depends on what you want.

Sequence

Quoting a Phase 1 lot on Wakefield or Swafford

The quote covers one vacant Block A lot, the drive in from Wakefield Rd or Swafford Rd, and whichever of the five soils the bucket actually hits. Matt can come look and stake the pad the same day he writes the number. The digging after that takes longer.

01

Text the Wakefield or Swafford address

Call or text (940) 435-4727 with a Phase 1 address, 4901 through 4981 Wakefield Rd or a Swafford Rd address from 11290 down to 11120, and photos of the empty lot. Tell us what you want built: a house pad, a shop or barn pad, drive base, grade, a French drain, a trench for the town water extension, light clearing, or the septic dig. Matt can walk the lot and stake the pad the same day he puts a number on it. The build takes longer, depending on what you want.

02

Start from 11 vacant lots and five soils

We start from 11 vacant lots, Lots 1 through 9 plus 21 and 22. They run 1.0072 to 1.3899 legal acres, the median is 1.0285, and there is no year built. Soils in the box around the plat are Bolar clay loam 16, Justin fine sandy loam 46, Lindale clay loam 54, Mingo clay loam 58, and Slidell clay 74. Bolar rock is about 30 inches down. Mingo rock is about 29 inches. Those soils are in the box. We are not saying how many acres of each. The cut on your lot is what we dig.

03

Hold 11, 21, and 40 apart, then the desks

The appraisal roll for Phase 1 is 11 lots. The draft land-use plan says 21 for Kali Meadows. The May 12, 2025 minutes talk about water capacity for the 40 lots involved. Those are three different numbers. The lots are outside the Town of Ponder city limits and in the Ponder ETJ. We are not assigning a city zoning district. Grading, paving, and excavation need a county Development Permit. A new drive on a county-maintained road needs a Culvert Permit. Call Development Services at 940-349-2990 before you treat a frontage as that case. The water-only agreement also puts the town subdivision rules in play, so ask which town reviews and which county reviews still apply before Matt shows up to start. Septic permits are Environmental Health, 940-349-2920. Your licensed installer designs, permits, and installs. We work weekdays, 7 AM to 5 PM, and we are closed Saturday and Sunday.

04

Mark 811, then open the water trench

Texas 811 marks the public lines on Wakefield Rd or Swafford Rd before we open a trench. If town water is in the job, it is the extension the owner pays for under the May 12, 2025 agreement, not a meter already on the lot. No electric provider is named. Clay trench walls can cave. Bolar and Mingo can bring rock near 2.5 to 3 feet. The septic hole follows the stamped plan, and all we do is dig it. The trench and that hole are part of the build. They take longer than the day we start, depending on what you want.

05

Leave the pad, the base, and the grade

When the job is done, over however many days it takes, you have the pad, the drive base, the grade, and the drains that were quoted. Matt shows up to start the work. A house pad, a shop pad, the drive, the grade, the drains, the trenches, the clearing, and a septic dig are not a one-day finish. Ponds and stock tanks are not part of the work. No HOA or POA paperwork turned up, so you are the customer, and we do not take association jobs. We work out of Ponder, TX 76259, about 2.9 miles from the plat in a straight line. Matt Hall's number is (940) 435-4727.

Miles, not minutes

Southwest of downtown Ponder by about 2.9 miles.

These lots have a Ponder, TX 76259 address, and they are in Ponder ISD. Wakefield Rd and Swafford Rd are the streets on the appraisal roll. Downtown Ponder is about 2.9 miles northeast, in a straight line. FM 156 is about 1.6 miles east of the middle of the plat, also a straight line. Our shop is in Ponder, TX 76259. We are not giving a drive time or turn-by-turn directions. The cards below are other town pages already on the site.

Who to call before a Wakefield or Swafford lot

  • Denton County Development Services — Call this county office for a Development Permit when the work is grading, paving, excavation, or something like it, and for a Culvert Permit if the new drive touches a county-maintained road. The number is 940-349-2990, or email developmentpermits@dentoncounty.gov. Phase 1 is outside the Town of Ponder city limits, so ask them about that frontage. Town reviews in the ETJ can still apply. Ask before Matt shows up to start.
  • Town of Ponder permits and fees — Town forms live here. The May 12, 2025 minutes say the Subdivider's Agreement (Water Only) is how the project stays under the town subdivision ordinance in the ETJ. Ask which town reviews still apply. The county offices are listed here too.
  • Denton County Environmental Health — If the lot is in unincorporated Denton County, septic questions go here, 940-349-2920. The licensed installer designs it, gets the permit, and sets the system. We open the hole to the plan, and that dig is part of the build, not a same-day finish. Town paperwork on this plat is water, not sewer.
  • Denton County OSSF handout — The county sheet says you need a permit before a septic system is installed, repaired, extended, or altered in unincorporated Denton County, and that the design and the site evaluation are part of that.
  • USDA Web Soil Survey — Look up your lot. On October 26, 2026, a box around Phase 1 hit Bolar clay loam 16, Justin fine sandy loam 46, Lindale clay loam 54, Mingo clay loam 58, and Slidell clay 74. We did not split the plat into acreage shares.
  • Denton Central Appraisal District — Search Kali Meadows Phase 1, code SP0169A, recorded in volume 2025 at page 343. The 11 Block A lots show Ponder 76259, Ponder ISD, no city taxing unit, and no year built.
  • Texas 811 — Before a trench, a footing, or any other dig on Wakefield Rd or Swafford Rd, call for the public locate. It is free. If a private line is on the lot and the locate skips it, you mark it.

Phase 1 questions: the roll, the ETJ, and Town water

The filing, the two streets, the May 2025 water-only agreement, and what shallow Bolar or Mingo rock means for a septic dig.

What does the SP0169A roll actually show?

Kali Meadows Phase 1, code SP0169A, was approved October 21, 2024, and filed August 19, 2025, in volume 2025 on page 343. The city field is blank. Block A has 11 residential lots, property type R, numbered 1 through 9 and 21 and 22. The year built is blank on each of them, so they are vacant. Legal acres run 1.0072 to 1.3899, about 1.0 to 1.4. The median is 1.0285 acres, about 1.03. Together that is about 11.92 acres, or about 43,874 to 60,544 square feet. The address on the roll is Ponder, TX 76259. Ponder ISD taxes all 11. OpenStreetMap lists the elementary school at 401 West Bailey Street and the high school at 500 West Bailey Street in Ponder, TX 76259. Those two addresses are the campus note we are using. We did not build a roster off the district website.

Which Phase 1 lots front Wakefield Rd?

Lots 1 through 5 are on Wakefield Rd. 4901 is Lot 1 at 1.3899 acres. 4921 is Lot 2 at 1.0072. 4941 is Lot 3 at 1.0072. 4961 is Lot 4 at 1.0072. 4981 is Lot 5 at 1.0072. Swafford Rd has Lots 6, 7, 8, 9, 21, and 22: 11290 at 1.0466 acres, 11264 at 1.0285, 11256 at 1.0285, 11220 at 1.0465, 11170 at 1.1751, and 11120 at 1.178. The middle of the plat is about 2.9 miles southwest of downtown Ponder, straight line only. FM 156 is about 1.6 miles east, straight line only, near Dish and south of Ponder. We are not giving a drive time or turns. OpenStreetMap tags on Swafford say 76247. The appraisal ZIP we use is 76259. A lookup of that middle point reads Wakefield Road, Denton County, Texas, 76259.

Outside the city limits, or in town?

It sits outside the Town of Ponder city limits, and it is in the Ponder ETJ. None of the 11 accounts has a city taxing unit, and a point at about 33.1490 N, 97.3176 W does not hit a city polygon. The October 21, 2024 planning agenda places Kali Meadows Final Plat Phase 1 in Ponder's ETJ. The May 12, 2025 minutes call it a residential development in the Ponder ETJ. That is still not an ETJ line drawn around each lot. Zoning on the appraisal accounts is blank, so we are not naming a city zoning district. That October night, agenda item 11 is the Final Plat for Phase 1, and item 12 is the final plat for Phase 2. The minutes show motions for Phase 1 and Phase 2 with the engineer's recommendations, and those motion lines say Preliminary Plat. We are keeping both wordings. The approval date, volume 2025, and page 343 are what we treat as the recorded filing. The same night's minutes also mention a Swafford Rd town project waiting on a final walkthrough. That walkthrough is not these driveways.

What did the May 2025 water agreement cover?

On May 12, 2025, the council approved a Subdivider's Agreement (Water Only) for Phase 1 and Phase 2. Roman Boitsov, the town engineer, called it a residential development in the Ponder ETJ, with the final plat approved and ready to go under construction. The minutes say the agreement puts the project under the town subdivision ordinance out in the ETJ, that water capacity covers the 40 lots involved, and that the owner pays to extend the line. Sewer is not in the title. The minutes do not say the water line is already on every lot. A new house will typically need a septic system. Environmental Health, 940-349-2920, permits those systems in unincorporated Denton County. The county handout says you need a permit to install, repair, extend, or alter one, with a licensed installer, a design, and a site evaluation. We dig to the stamped plan. That dig is part of the build, and it runs longer than the day we start, depending on the plan. Development Services, 940-349-2990, takes the Development Permit, and the Culvert Permit when a new drive meets a county-maintained road. Ask whether town reviews, county reviews, or both still apply before Matt shows up to start. We are not naming one desk for all of it. The appraisal map shows Phase 1 only. Phase 2 is in the agreement and on the October 21, 2024 agenda, and we are not mapping those lots here.

Why are there three lot counts?

Three papers, three numbers, and they stay separate. The appraisal roll for Phase 1 is 11 vacant Block A lots, about 11.92 acres. The Ponder-FLUP 2025 draft, a Belcheff & Associates note dated January 8, 2025, lists Kali Meadows as ID 6: 30 gross acres, 21 residential lots, lots of 1.0 acres and up, and frontage in the 135s. That draft is a plan, not a zoning ordinance. The May 12, 2025 minutes quote the engineer on water capacity for the 40 lots involved. Eleven, 21, and 40 do not get blended together.

How do the five soils change the dig?

On October 26, 2026, a box around the plat showed five soils. Bolar clay loam 16 is group C and well drained. Justin fine sandy loam 46 is group C and well drained. Lindale clay loam 54 is group C and well drained. Mingo clay loam 58 is group D and well drained. Slidell clay 74 is group D and moderately well drained. Each one sits on a 1 to 3 percent slope. A conventional septic field is very limited on all five. Roads are somewhat limited on Bolar, Justin, and Lindale, and very limited on Mingo and Slidell. Shallow digging is very limited on Bolar and Mingo, and somewhat limited on Justin, Lindale, and Slidell. Those five soils are in the box. That is not a share of the plat's acres. Bolar hits bedrock at about 76 centimeters, about 30 inches. Mingo hits bedrock at about 74 centimeters, about 29 inches. Justin keeps going about 80 inches with no bedrock limit on the main soil. Lindale keeps going about 65 inches, also with no bedrock limit. Slidell clay keeps going about 80 inches, also with no bedrock limit. Pads on Slidell, Mingo, Lindale, and Bolar need even moisture and steady compaction, and Bolar or Mingo can mean rock near 2.5 to 3 feet. A French drain needs a real outlet, because group C and group D do not soak up much water. The drive base has to be built. Clay trenches stick, and Bolar or Mingo can add rock. We dig the septic hole to the plan the installer stamps. Call Texas 811 before a trench. The soil map is general. Matt shows up to start that dig, and he can stake the pad the same day he walks the lot. Building the pad, the base, the drain, or the septic hole takes longer. The clay, the rock, and what you want all change it.

Who hires the crew, and what work is residential?

No HOA or POA text turned up, and we are not making one up. You, the homeowner, hire us. The residential work is a house pad, a shop or barn pad, drive base off Wakefield Rd or Swafford Rd, grading, French drains, utility trenches, and light clearing or stump grinding. Matt shows up to start that work. He walks the lot, writes the number, and can stake the pad the same day. The build takes longer. It depends on what you want. We will not promise a tree count, and an acre on the roll does not mean a shop is already approved. Septic work is digging only. The roll has no year built. We do not offer ponds or stock tanks on this plat.

How do I start a Phase 1 quote?

Call or text (940) 435-4727, send the Wakefield Rd or Swafford Rd address with a few photos, or use the form on this page. Weekdays are 7 AM to 5 PM, and weekends are closed. We work out of Ponder, TX 76259, about 2.9 miles from the plat in a straight line. FM 156 is about 1.6 miles east of the middle of the plat, also a straight line. Matt can come look and stake the pad the same day. The price is the residential work he sees on the lot, not a number off a text. Building it takes longer than that first day. Depends on what you want.

Quote Kali Meadows Phase 1

Text photos of the empty Wakefield Rd or Swafford Rd lot to (940) 435-4727. Weekdays are 7 AM to 5 PM. Matt shows up to start the job.

Tell us what you want on Phase 1: a house pad, a shop pad, drive base, a trench for the May 2025 town water extension, or the septic dig. We’ll walk the lot before we write the number. Staking the pad can be that same day. The build takes longer. Depends on what you want. The quote is what we can see on that ETJ lot.
