House pads on Bluestem Ln and Prairie Sky Ln

Acre lots inside the Town of Dish, about 2.7 miles south of Ponder, on FM 156. Bluestem Ln and Prairie Sky Ln still have vacant homesites, and the houses that went in from 2023 on needed a pad, a drive, and a septic dig. Water is Town of Ponder. We walk the lot before we price it.

Pads, drives, and septic digging off Bluestem Ln

House and shop pads, driveway base off Bluestem Ln or Prairie Sky Ln, French drains, and the septic dig on the 65 residential homesites. Median lot is 1.01 acres. Nineteen of those homesites are still vacant on the roll. Phone photos start the conversation. The number comes after we walk the lot. Pad, then drive, then the septic hole. That build is not a same-day finish.

Septic digs and water trenches on Bluestem Ln

Excavation here is the OSSF hole, opened to the licensed installer's stamped plan, plus footings and trenches for Town of Ponder water, electric, propane, or irrigation. MLS 21303807 at 9448 Bluestem Ln and MLS 21098082 at 9465 Bluestem Ln print aerobic septic, public water, and electricity connected. Aerobic on those two listings is not a finding for all 65 homesites. Oncor and CoServ are town-wide contacts on the Town of Dish new-residents page, not a named provider for every lot. Slidell clay, Ponder loam, and Lewisville clay loam stick, and the walls can slough. Bolar bedrock can be about 30 inches down, and Somervell about 27 inches. Call Texas 811 before the trench. Trinity digs. The installer designs, permits, and installs under Town of Dish article 12.03. Town Hall is 940-648-2040.

Land and lot clearing

Fence-line clearing where a pad needs a clean edge

Clearing on these homesites is selective brush, a fence line, or stump grinding so a pad or a drive off Bluestem Ln or Prairie Sky Ln can start. Listing copy prints the ground as cleared. That note was not checked as a tree count on all 65 lots, and we will not promise one. Clearing is part of the build, so it takes longer than the day we walk the lot.

Pads on the 2023–2026 houses and the 19 vacant acres

Site prep is a house pad, or a shop, barn, or workshop pad, on a homesite of about 1.00 to 1.28 acres. The residential roll shows 7 houses in 2023, 19 in 2024, 19 in 2025, and 1 in 2026, plus 19 vacant homesites with no year built. Noble Classic Homes describes one-acre homesites in Dish and Ponder ISD, and custom homes. Builder marketing also welcomes barns, pool houses, and guest homes. That is marketing. It is not a lot count, a utility reading, or permission for a shop on your lot. You confirm the documents. Slidell, Lewisville, Ponder, and Bolar swell and shrink, so compaction stays even. Bolar or Somervell can mean rock about 27 to 30 inches down. We can stake the pad once we have walked the lot and written the number. Building it takes longer.

Grading and pad work

Finish grade on clay that sheds the rain

Lewisville is hydrologic group B. Bolar, Ponder, and Somervell are group C. Slidell is group D. Slidell and Ponder shed a rain. Grading on Bluestem Ln or Prairie Sky Ln sends the fall away from the slab, on a 2023–2026 house and on a vacant acre lot. The grade is part of the build. It is not a same-day finish.

Service page
Excavator bucket in a cut

French drains with an outlet off the slab

Slidell (group D) and Ponder (group C) absorb little. A French drain on a Green Prairie Country Estates homesite has to reach a real outlet. A pipe that stops in Slidell clay stores the water. Laying that drain in is part of the build. It is not finished the day we stake the pad.

Drive base off Bluestem Ln and Prairie Sky Ln

USDA rates local roads and streets very limited on Lewisville, Ponder, and Slidell, and somewhat limited on Bolar and Somervell. A drive from Bluestem Ln or Prairie Sky Ln back to the pad gets real subgrade and base. FM 156 is the corridor road immediately east of the plat. Town of Dish fee-schedule snippets mention driveway, curb, and drainage line items. Confirm the form with Town Hall at 940-648-2040 before the cut. We are not naming a form we have not seen, and we are not calling every frontage town-maintained. Building the drive takes longer than the day we stake it.

A shed or old flatwork, if it is in the way

Small residential demo means a shed or flatwork in the way of a pad, hauled off, with the grade left as quoted. Most of these homesites were built from 2023 through 2026, or they are still vacant, so this is not a teardown street. The customer is the homeowner. The scope is what we see on that lot.

Residential homesites only. The HOA open-space lots and the three commercial-labeled Phase II tracts are not part of this work. On septic, we dig to the licensed installer's stamped plan under Town of Dish article 12.03. We do not design it, permit it, or install it. The 9448 Bluestem Ln listing, MLS 21303807, and the 9465 Bluestem Ln listing, MLS 21098082, print aerobic septic, public water, and electricity connected. Aerobic on those two vacant lots is not a finding for all 65 homesites. The Town of Dish new-residents page says Town of Ponder supplies water to Green Prairie Country Estates, and it lists Oncor and CoServ as electric new-service contacts for the town. Those two names are town-wide contacts, not a provider proven on every lot. Confirm the septic permit with Town Hall at 940-648-2040. We do not offer stock tanks or ponds on these acre lots. A pad, drive, grade, drain, trench, clearing job, or septic dig is not a one-day finish.

The streets

Bluestem Ln and Prairie Sky Ln, inside the Town of Dish.

A house pad, a shop pad, and a drive off Bluestem Ln or Prairie Sky Ln. That is the job. The lots sit on the FM 156 corridor, about 2.7 miles south of Ponder in a straight line, and they are inside the Town of Dish, ZIP 76247. Most homesites are right at an acre. Houses have been going up since 2023, and vacant acre lots are still open. A new house here needs the pad, driveway base, and a hole for the aerobic septic the vacant listings name. The Town of Dish says Town of Ponder supplies the water. Photos start the call. The number comes after we walk the lot.

Denton CAD calls the two phases GREEN PRAIRIE COUNTRY ESTATES PHASE 1, code SP0154A, volume 2023, page 52, approved 2023-06-01 and filed 2023-02-21, and GREEN PRAIRIE COUNTRY ESTATES PHASE II, code SP0153A, volume 2022, page 363, approved and filed 2022-09-22. Both carry city field C42. Seventy accounts match the name. Every one is property type R, school taxing unit PONDER ISD (S13), and city taxing unit DISH TOWN OF (C42). A sample taxing-unit string is C42, CAD, G01, S13. Five of the seventy are not homesites: Phase 1 Lot 1 HOA/open space, pid 1015590, 2.36 acres; Phase 1 Lot 2 HOA/open space, pid 1015588, 2.99 acres; Phase II Lot A commercial, pid 1008405, 4.79 acres; Phase II Lot B-1 commercial, pid 1008406, 1.86 acres; and Phase II Lot B-2 commercial, pid 1029236, 1.25 acres, with a 2025 year on the roll. This page is residential only. Those five stay out of the homesite count. The other 65 are the homesites: legal acreage 1.00 to 1.28, median 1.01, about 66.63 acres together. Forty-six have a year built: 7 in 2023, 19 in 2024, 19 in 2025, and 1 in 2026. Nineteen have no year built, and every one of those is at least an acre. CAD situs streets on the full roll, including the tracts we are not treating as homesites, are Bluestem (40), Prairie Sky (28), and 2 blank. The homesites front Bluestem Ln and Prairie Sky Ln. A point at the parcel-centroid average, about 33.14456 N, 97.29535 W, hits the Dish municipality polygon. Phase 1 situs city on the roll is mostly DISH. Phase II is often labeled JUSTIN. The city tax is Dish on every account, and the municipality hit is Dish, so both phases are inside the Town of Dish. ZIP is 76247. OpenStreetMap places Ponder about 2.7 miles north of that centroid, Justin about 4.1 miles south, and the OSM Dish point about 0.8 miles southwest. FM 156 sits immediately east of the plat. Vacant-lot listings sketch the roads as FM 156 and Bluestem Ln. This page uses those road names and the straight-line distance. It does not give a drive time or turn-by-turn directions. Older nearby plats named Green Prairie Estates use different CAD codes, SP0089A and SP0094A. This page is Phase 1 and Phase II only. Ponder ISD is the school unit on every account. Listing school fields name Ponder elementary, middle, and high. The Town of Dish new-residents page says the city is served by the Ponder Independent School District. OpenStreetMap places Ponder Elementary School at 401 West Bailey Street and Ponder High School at 500 West Bailey Street, Ponder, TX 76259. CAD zoning is null. A listing field prints Single Family Residential Lot. That is a listing field, not a Town of Dish zoning-district code. Permits go to Town Hall, 5413 Tim Donald Road, Dish, TX 76247, 940-648-2040, office@townofdish.com, or GovPayNet. Town code article 12.03 is On-Site Sewage Facilities. Fee-schedule snippets include on-site sewage facility permit lines, including a $410 line under appendix A, article A3, and driveway, curb, and drainage line items. A search hit on section 9.03.211 says the town secretary or a designee may issue a septic tank permit, and subdivision septic systems have to follow the town septic ordinance. Confirm the current form and fee with Town Hall. Trinity digs to the licensed installer's stamped plan. We do not design, permit, or install the system. These lots are inside Dish. The county development permit and the county OSSF handout for unincorporated Denton County are not the desk for this plat.

The cut

Lewisville clay loam, Ponder loam, and Slidell clay. Rock near 27 to 30 inches.

Five soils show up in a box around the plat. We pulled the USDA map on October 28, 2026, same data as the Web Soil Survey, about 33.14174 to 33.14833 N and 97.29771 to 97.29045 W. They are units in the box, not a share of the acres. Bolar clay loam, 1 to 3 percent, is map unit 16, hydrologic group C, well drained. Septic absorption fields are very limited, local roads and streets are somewhat limited, and shallow excavations are very limited. Representative lithic bedrock is at 76 centimeters, about 30 inches. Lewisville clay loam, 3 to 5 percent, is map unit 53, group B, well drained. Septic fields are somewhat limited, local roads are very limited, and shallow excavations are somewhat limited. Clay-loam horizons continue to about 203 centimeters, about 80 inches, with no lithic restriction on the dominant component. Ponder loam, 1 to 3 percent, is map unit 66, group C, moderately well drained. Septic fields and local roads are very limited. Shallow excavations are somewhat limited. Horizons continue to about 80 inches, with no lithic restriction. Slidell clay, 1 to 3 percent, is map unit 74, group D, moderately well drained. Septic fields and local roads are very limited. Shallow excavations are somewhat limited. Clayey horizons run from the surface to about 80 inches, with no lithic restriction. Somervell gravelly loam, 1 to 5 percent, is map unit 75, group C, well drained. Septic fields are very limited, local roads are somewhat limited, and shallow excavations are very limited. Lithic bedrock is at 69 centimeters, about 27 inches. Soil maps are general. The cut on the lot decides the dig.

Slidell clay, Lewisville clay loam, Ponder loam, and Bolar clay loam swell and shrink. On a house pad, a shop pad, or a barn pad, keep the moisture even and compact it the same way all the way through. Where Bolar or Somervell show up, rock can sit about 30 inches down on Bolar and about 27 inches down on Somervell, roughly 2.5 to 3 feet, with Somervell a bit shallower. Slidell is group D and Ponder is group C, so they shed a rain and take little in. Lewisville is group B and still rates very limited for a local road. Grade falls away from the slab. A French drain needs a real outlet, not a trench that stops in fat clay. USDA rates local roads very limited on Lewisville, Ponder, and Slidell, and somewhat limited on Bolar and Somervell, so a drive off Bluestem Ln or Prairie Sky Ln needs real subgrade and base on these acre lots. Trenches in Slidell, Ponder, and Lewisville are sticky, and the walls can cave. Bolar and Somervell can put rock in the ditch. Call Texas 811 before any trench. Four of the five map units rate very limited for a conventional septic field. Lewisville rates somewhat limited. That fits an engineered or aerobic system, which is what the vacant Bluestem listings print. Those two listings are not a reading for all 65 homesites. The installer stamps the plan. Trinity digs that hole and does not install the system. We walk the lot before we price it. Building the pad, the drive, the grade, the drain, the trench, or the septic dig takes longer than the day we look.

Vacant listings at 9448 Bluestem Ln and 9465 Bluestem Ln print Association Yes, name Green Prairie Country Estates. That is the whole association note. No covenant text was pulled for this page. Trinity works for the homeowner. We do not take association work, and we do not sell it. You read your own documents before we move dirt.

Trinity Land and Excavation LLC is based in Ponder, TX 76259. Owner Matt Hall is a veteran with 10+ years in excavation. Call or text (940) 435-4727 about a lot on Bluestem Ln or Prairie Sky Ln. A few photos are enough to start. Hours are Mon–Fri 7 AM–5 PM, closed Saturday and Sunday. The number comes after he walks the lot. The build takes longer, and it depends on the clay and what you want. The plat centroid is about 2.7 miles south of Ponder in a straight line, inside the Town of Dish.

How a Bluestem Ln or Prairie Sky Ln job gets quoted

The quote follows one residential homesite, the street it fronts, and whether the bucket hits Lewisville clay loam or shallow Bolar rock. Matt walks the lot before he writes the number. The digging after that takes longer.

01

Text the Bluestem Ln or Prairie Sky Ln address

Call or text (940) 435-4727 with a Green Prairie Country Estates address on Bluestem Ln or Prairie Sky Ln, and photos of the pad or the drive. Say whether you want a house pad, a shop or barn pad, drive base, grade, a French drain, a trench for Town of Ponder water, light clearing, a shed or flatwork demo, or the septic dig. Hours are Mon–Fri 7 AM–5 PM. The number comes after we walk the lot. The build takes longer.

02

Start from the 65 residential homesites

Phase 1 is SP0154A, volume 2023, page 52. Phase II is SP0153A, volume 2022, page 363. After the two HOA open-space lots and the three commercial-labeled tracts, 65 homesites remain, 1.00 to 1.28 acres, median 1.01. Nineteen are vacant. The box shows Bolar, Lewisville, Ponder, Slidell, and Somervell. Those are units in the box, not acreage shares. The cut on the lot decides the dig.

03

Use Town of Dish, article 12.03

These lots are inside the Town of Dish. City tax is C42 on every account, and the municipality point test at about 33.14456 N, 97.29535 W hits Dish. Ponder ISD is the school unit. We do not assign a zoning district. Building permits go to Town Hall, 5413 Tim Donald Road, Dish, TX 76247, 940-648-2040, or office@townofdish.com. Septic permits follow Town of Dish article 12.03, On-Site Sewage Facilities. The owner's licensed installer designs, permits, and installs. Trinity digs to that plan. Weekdays are 7 AM to 5 PM.

04

Locate, then open clay or shallow rock

Texas 811 marks public lines before a trench. The Town of Dish new-residents page says Town of Ponder supplies water here, and it lists Oncor and CoServ as town-wide electric contacts. Listings say electricity is connected and do not name a provider. We do not assign Oncor, CoServ, or aerobic septic to all 65 homesites. Slidell, Ponder, and Lewisville trenches are sticky, and the walls can cave. Bolar can put rock near 30 inches, and Somervell near 27 inches. The septic hole follows the stamped plan. Trinity digs only.

05

Leave the pad, the base, and the grade

You get the residential scope that was quoted. Ponds and stock tanks are not in that scope. The customer is the homeowner. Trinity does not take association work. We are based in Ponder, TX 76259. This plat is about 2.7 miles south of Ponder in a straight line, inside Dish. Call Matt Hall at (940) 435-4727.

Questions on Bluestem Ln and Prairie Sky Ln

The two CAD phases, Town of Dish permits, Ponder ISD, Town of Ponder water, the soils, and septic digging only.

What does Denton CAD call this neighborhood?

GREEN PRAIRIE COUNTRY ESTATES PHASE 1, code SP0154A, volume 2023, page 52, approved 2023-06-01 and filed 2023-02-21. GREEN PRAIRIE COUNTRY ESTATES PHASE II, code SP0153A, volume 2022, page 363, approved and filed 2022-09-22. Both city fields are C42. Phase II is sometimes abbreviated GREEN PRAIRIE COUNTRY EST PH II on the abstract. Older nearby plats named Green Prairie Estates are SP0089A and SP0094A. This page does not merge those plats with Phase 1 and Phase II.

Is Green Prairie Country Estates inside the Town of Dish or inside Ponder?

Inside the Town of Dish. Every account carries city taxing unit DISH TOWN OF, code C42. A point at about 33.14456 N, 97.29535 W hits the Dish municipality polygon. Situs ZIP is 76247. Phase 1 situs city is mostly DISH. Phase II is often labeled JUSTIN, and the lots are still inside Dish. Ponder is about 2.7 miles north of the centroid, a straight line, so this page sits under the Ponder service area. The OSM Dish point is about 0.8 miles southwest of the centroid, and OSM Justin is about 4.1 miles south. School taxing unit on every account is PONDER ISD, code S13. Listing school fields name Ponder elementary, middle, and high. The Town of Dish says the city is served by the Ponder Independent School District. OpenStreetMap places Ponder Elementary at 401 West Bailey Street and Ponder High School at 500 West Bailey Street, Ponder, TX 76259. CAD zoning is null. We do not name a zoning district.

Which streets are the homesites on?

Bluestem Ln and Prairie Sky Ln. On the full CAD roll, including tracts that are not homesites, situs is Bluestem on 40 accounts, Prairie Sky on 28, and blank on 2. OpenStreetMap shows both streets and FM 156, with FM 156 immediately east of the plat. A reverse lookup at the centroid returns Prairie Sky Lane, Denton County, Texas. Vacant-lot listings sketch the roads as FM 156 and Bluestem Ln. This page uses those road names and the straight-line distance. It does not give turn-by-turn directions.

How many homesites are there, and how many are still vacant?

Seventy CAD accounts match the subdivision name. Five are excluded from the homesite count: HOA/open space pids 1015590 (2.36 acres) and 1015588 (2.99 acres), and commercial-labeled pids 1008405 (4.79 acres), 1008406 (1.86 acres), and 1029236 (1.25 acres, year built 2025). The other 65 are residential homesites, legal acreage 1.00 to 1.28, median 1.01, about 66.63 acres together. Forty-six have a year built: 7 in 2023, 19 in 2024, 19 in 2025, and 1 in 2026. Nineteen have no year built, each at least 1.0 acre. Two vacant examples on Bluestem Ln are 9448, MLS 21303807, pid 1015551, Phase 1 Block B Lot 4, 1.02 acres, and 9465, MLS 21098082, pid 1015574, Phase 1 Block A Lot 1, 1.0 acre.

Who supplies water, and who digs the septic?

The Town of Dish new-residents page says water is supplied to Lonesome Dove Estates and Green Prairie Country Estates by the Town of Ponder. The Ponder Public Works contact on that page is 102 W. Bailey, Ponder, TX 76259. The two vacant Bluestem listings print Water: Public, Sewer: Aerobic Septic, and electricity connected. Aerobic on those two listings is not a finding for all 65 homesites. There is no city sewer on those listing utility fields. A new house typically needs an on-site system permitted under Town of Dish article 12.03. Trinity excavates to the licensed installer's stamped plan and does not install the system. Oncor and CoServ appear on the Town of Dish new-residents page as electric new-service contacts for the town. Listings do not name a provider. We do not assign either company to every lot.

What do the soils mean for a pad, a drive, a drain, or a septic dig?

Queried 2026-10-28, the units in the plat box are Bolar clay loam 16, Lewisville clay loam 53, Ponder loam 66, Slidell clay 74, and Somervell gravelly loam 75. Bolar is group C with bedrock about 30 inches down. Somervell is group C with bedrock about 27 inches down. Lewisville is group B, deep clay loam to about 80 inches, and it is the unit that rates somewhat limited for a septic field. Ponder is group C and Slidell is group D, both deep to about 80 inches with no lithic restriction, and both very limited for septic fields and local roads. Bolar and Somervell are very limited for septic fields and for shallow digging, and somewhat limited for local roads. Lewisville, Ponder, and Slidell are very limited for local roads. Pads on the swelling clays need even moisture and even compaction. French drains need a real outlet. Driveway base has to be built. Trenches can be sticky clay, and Bolar or Somervell can mean rock. Call Texas 811 before a trench. Septic digging follows the installer's stamped plan. The soil map is general, and acreage shares inside the plat were not calculated.

Who permits a pad or a septic dig in the Town of Dish?

Town Hall, 5413 Tim Donald Road, Dish, TX 76247, 940-648-2040. Permits can be emailed to office@townofdish.com or sent through GovPayNet. Ask Town Hall for the current form. Article 12.03 of the town code is On-Site Sewage Facilities. Fee-schedule snippets list septic permit fees, including a $410 on-site sewage facility line under appendix A, article A3, and driveway, curb, and drainage line items. A search hit on section 9.03.211 says the town secretary or a designee may issue a septic tank permit. Confirm the current fee and the driveway form with Town Hall. We do not name a form we have not seen. The $410 line is a town fee snippet, not a Trinity price. These lots are inside Dish city limits. Denton County's development permit and the county OSSF handout for unincorporated land are not the permit path for this plat. Your licensed installer handles the septic permit. Trinity digs only.

Do you work for the association?

No. The 9448 and 9465 Bluestem Ln listings print Association Yes and the name Green Prairie Country Estates. You confirm the documents for your lot. Trinity works for the homeowner. We do not take association work. Noble Classic Homes' note about custom homes, and builder marketing that welcomes barns, pool houses, or guest homes, is not approval for a shop on a specific lot.
