Services in Aspen Park

Regrades, yard drains, and driveway base on Sanger clay and Mingo clay loam. The yard is small. The machine has to fit it, and the drain has to reach the street.

Footings and trenches in the clay

A footing or a utility trench on these lots opens Sanger clay from the surface, or Mingo clay loam over clay. USDA NRCS SSURGO places Mingo lithic bedrock at a representative depth of 74 centimeters (about 29 inches), range 51 to 86 centimeters (about 20 to 34 inches), about 2 to 3 feet down, so a footing or a trench can meet rock. Phase 2's base zoning calls for city water and sewer. Confirm the connection before the trench. A septic hole, when a licensed installer is building a system, is the dig and the spoil haul. We do not install the system.

A pad on a 6,900-square-foot lot

Site prep is a house pad or a rebuild pad the builder can stake. SF-6, the base zoning for Phase 2, holds a single-family lot to a minimum of 6,000 square feet, 60 feet wide and 100 feet deep. The planned development does not change those. Fill on Sanger clay and Mingo clay loam goes in lifts. The machine has to fit that yard.

Grading and pad work

Grade water off the slab

The main soils are mapped at 1 to 3 percent slopes. Grading moves water away from the slab. USDA rates these soils very limited where water has to soak in. The fall goes to a street or an inlet.

French drains off Group D clay

Sanger clay and Mingo clay loam are Hydrologic Soil Group D, and both are rated very limited for septic absorption because water moves slowly. A French drain or a regrade on a lot near 6,900 square feet has to have a real outlet. Lot 11X, Block G is the Phase 2 park-land lot. The ordinance proposes common and drainage lots 8X, Block H and 1X, Block J. The roll shows Lot 9X, Block H and Lot 1X, Block J, not 8X. The outlet for a house lot is a street or an inlet.

Base under a 25-foot paved drive

Sanger clay and Mingo clay loam are rated very limited for local roads and streets, for shrink-swell and low strength. Driveway prep is gravel or rock on compacted subgrade. The SF-6 standard, which Phase 2 uses as its base, calls for a paved driveway at least 25 feet long, measured from the street right-of-way. We build the dirt section under that drive. That base has to fit within the lot's front yard.

Not the job on these house lots

A pond, dam, or spillway is for acreage that can hold water. House lots here start at about 6,900 square feet. Lot 19, Block B and Lot 21, Block D, about 3.85 and 3.08 acres, are the two Phase 1 accounts with no improvement year, and the appraisal legal line labels them open space. Lot 11X, Block G is the Phase 2 park lot. We quote the owner's house lot.

Service page

On a house lot the work is a regrade, a French drain, driveway base, a utility trench, a footing, stump grinding, or a shed or slab coming out. The Phase 2 ordinance uses the city's SF-6 district as its base. That standard calls for City of Krum water and sewer, paved concrete streets, and a paved driveway at least 25 feet long from the street right-of-way. Confirm what your lot is connected to before any trench. A pond, dam, or spillway is for acreage that can hold water, not for these house lots. When a septic system is being built, we dig and haul spoils for a licensed installer. We do not install the system.

The neighborhood

House lots in Aspen Park.

Aspen Park is houses, both phases, in the city of Krum, 76249. About 1.4 miles east-northeast of central Krum in a straight line, and about 7 miles northeast of our shop in Ponder. The call is a regrade, a yard that holds water, driveway base, a footing, or a trench on the owner's lot. We don't dig the park lot. If you pull Denton CAD, Phase I was approved June 12, 2006 and filed September 19, 2007. Phase 2 was approved and filed July 14, 2023. The roll shows 129 houses on the Phase 1 accounts and 80 on Phase 2.

Denton CAD lists 131 Phase 1 accounts and 85 Phase 2 accounts. Every account has situs city Krum, Krum ISD, and the City of Krum taxing unit. Where a situs ZIP is filled in, it is 76249. Twenty-one accounts have no situs ZIP. Built lots start at about 6,900 square feet. The largest built Phase 1 lot is about 17,800 square feet, and the largest built Phase 2 lots are about 8,700. On a lot that starts near 6,900 square feet, the machine, the spoil pile, and the drive have to fit the yard. City of Krum Ordinance No. 2022-01-02, passed January 3, 2022, placed an approximate 21.129-acre tract in the John W. Gibbons Survey, Abstract No. 446, in planned-development SF-6, inside the corporate limits. The legal description starts at North Masch Road, a 50-foot right-of-way. Phase 2 keeps the SF-6 minimum lot of 6,000 square feet, 60 feet wide and 100 feet deep. Exhibit B changes the rear setback from 10 feet to 15 feet, the side setback from 6 feet to 5 feet, maximum lot coverage from 40 percent to 55 percent, and minimum floor area from 1,200 square feet to 1,500 square feet. Two Phase 1 accounts with no improvement year are not house lots: Lot 19, Block B, about 3.85 acres, and Lot 21, Block D, about 3.08 acres. The appraisal legal line labels both open space.

Grading and pad work
The ground

Sanger clay and Mingo clay loam, Group D.

USDA maps Sanger clay, 1 to 3 percent slopes, as the more extensive soil on both phases, and Mingo clay loam, 1 to 3 percent slopes, as the other main unit. Both dominant components are Hydrologic Soil Group D. USDA NRCS SSURGO reports those horizon depths in centimeters. Sanger is clay from the surface to about 97 centimeters (about 38 inches). Mingo is clay loam from the surface to 28 centimeters (about 11 inches) and clay from 28 to 74 centimeters (about 11 to 29 inches). SSURGO places lithic bedrock in Mingo at a representative depth of 74 centimeters (about 29 inches), with a recorded range of 51 to 86 centimeters (about 20 to 34 inches). USDA rates both very limited for local roads and streets, citing shrink-swell and low strength, and very limited for septic tank absorption fields, citing slow water movement. The Mingo septic rating also cites depth to bedrock. Along the edges, Phase 1 also touches Sanger clay on 3 to 5 percent slopes, Slidell clay on 1 to 3 percent slopes, and Somervell gravelly loam on 1 to 5 percent slopes. Phase 2 also touches Ponder loam on 1 to 3 percent slopes.

That ground decides the dig. Driveway base is gravel or rock on compacted subgrade, because these soils are rated very limited for a road. A footing or a utility trench opens clay from the surface, and on Mingo, bedrock can be about 2 to 3 feet down. A French drain has to outlet to a street or an inlet. The clay is rated very limited where water has to soak in, so the drain cannot count on the yard to take the storm. The SF-6 standard, which Ordinance No. 2022-01-02 uses as the Phase 2 base, calls for a paved driveway at least 25 feet long, measured from the street right-of-way. We build the dirt section under that drive. Chapter 14, section 20 says areas zoned SF-6 shall have City of Krum water and sewer. Confirm what your lot is connected to before any trench. That standard is not a statement that every Aspen Park lot is on a sewer main.

Park lot and common lots

The homeowner is the customer.

Ordinance No. 2022-01-02 concentrates the park-land dedication in Lot 11X, Block G, about 55,600 square feet. Denton CAD shows that Phase 2 account at 55,600 square feet, with no improvement year. The ordinance proposes common and drainage lots 8X, Block H and 1X, Block J, and it says more area on those blocks is available for one single-family lot each. The appraisal roll lists Lot 9X, Block H, about 18,900 square feet, and Lot 1X, Block J, about 26,870 square feet. It does not list 8X as the Block H lot. The roll also shows Lot 12X, Block C, about 24,760 square feet, and Lot 1X, Block K, about 5,000 square feet, both with no improvement year. The ordinance contemplates a concrete hike-and-bike trail at least 10 feet wide. Only the cost credit for that trail is tied to a separate development agreement between the developer and the city. Trinity works for the homeowner on the house lot. We quote that lot. We will not dig the park lot or a common and drainage lot.

How an Aspen Park job runs

The quote follows the lot and whether the cut is Sanger clay or Mingo clay loam.

01

Send the address

Text the address and photos of the grade, the drive, or the wet spot to (940) 435-4727. Name the work: grading, drainage, driveway base, a trench, or a septic hole.

02

Read the clay

We treat the lot as Sanger clay or Mingo clay loam, 1 to 3 percent slopes, Hydrologic Soil Group D, until the cut shows otherwise. Both are rated very limited for local roads and for septic absorption fields. On Mingo, USDA NRCS SSURGO places lithic bedrock at about 29 inches (74 centimeters), about 2 to 3 feet down.

03

Fit the yard

SF-6 keeps a minimum lot of 6,000 square feet, 60 feet wide and 100 feet deep. The planned development changes the rear setback from 10 feet to 15 feet, the side setback from 6 feet to 5 feet, maximum lot coverage from 40 percent to 55 percent, and minimum floor area from 1,200 square feet to 1,500 square feet. The SF-6 driveway is paved and at least 25 feet long from the right-of-way. The quote lists the residential work and what is left out, after we see the lot. Hours are Mon–Fri 7 AM–5 PM, closed Saturday and Sunday.

04

Locate, then open the ground

Texas 811 marks public lines before a trench. Irrigation and a private service line are yours to mark. Confirm what the lot is connected to before any trench. SF-6 calls for city water and sewer. A septic hole is only the dig and the spoil haul for a licensed installer. We do not install the system. We do not dig Lot 11X or a common and drainage lot.

05

Leave the grade

You get the grade, the drive base, and the drains that were in the scope. The customer is the homeowner on that lot.

Questions on Aspen Park lots

Group D clay, the park lot, sewer versus a septic dig, and how a quote starts.

What is the difference between Phase 1 and Phase 2?

Denton CAD shows Phase I approved June 12, 2006 and filed September 19, 2007, and Phase 2 approved and filed July 14, 2023. The roll has 131 Phase 1 accounts and 85 Phase 2 accounts, with 129 houses on the Phase 1 accounts and 80 houses on the Phase 2 accounts.

How big are the lots, and what does that mean for the machine?

Built lots start at about 6,900 square feet. The largest built Phase 1 lot is about 17,800 square feet. The largest built Phase 2 lots are about 8,700 square feet. SF-6, which Phase 2 keeps, is a 6,000-square-foot minimum, 60 feet wide and 100 feet deep. The planned development changes the rear setback from 10 feet to 15 feet, the side setback from 6 feet to 5 feet, maximum lot coverage from 40 percent to 55 percent, and minimum floor area from 1,200 square feet to 1,500 square feet. The machine, the spoil, and a driveway base have to fit that yard. Two Phase 1 accounts with no improvement year are labeled open space on the appraisal legal line: Lot 19, Block B, about 3.85 acres, and Lot 21, Block D, about 3.08 acres.

What soil is under Aspen Park?

USDA maps Sanger clay, 1 to 3 percent slopes, as the more extensive unit on both phases, and Mingo clay loam, 1 to 3 percent slopes, as the other main unit. Both are Hydrologic Soil Group D. USDA NRCS SSURGO reports horizon depths in centimeters. Sanger is clay from the surface to about 97 centimeters (about 38 inches). Mingo is clay loam to 28 centimeters (about 11 inches) and clay to 74 centimeters (about 11 to 29 inches). Lithic bedrock in Mingo is at a representative depth of 74 centimeters (about 29 inches), range 51 to 86 centimeters (about 20 to 34 inches), about 2 to 3 feet down, which matters for a footing or a trench. USDA rates both very limited for local roads and streets, for shrink-swell and low strength, and very limited for septic tank absorption fields, for slow water movement. The Mingo septic rating also cites depth to bedrock. Phase 1 edges also include Sanger clay on 3 to 5 percent slopes, Slidell clay on 1 to 3 percent slopes, and Somervell gravelly loam on 1 to 5 percent slopes. Phase 2 also touches Ponder loam on 1 to 3 percent slopes.

What residential work do you do in Aspen Park?

Grading, yard drainage, driveway base, utility trenches, footings, stump grinding, and clearing on the house lot. Demolition runs from a shed or a slab up to a house, with haul-off. A pond, dam, or spillway is for acreage that can hold water, not these house lots. Septic work is the excavation and the spoil haul-off for a licensed installer. We do not install the system.

What is Lot 11X, Block G?

It is the Phase 2 park-land lot. Ordinance No. 2022-01-02 concentrates the park-land dedication there, about 55,600 square feet, and Denton CAD shows that account at 55,600 square feet with no improvement year. The ordinance proposes common and drainage lots 8X, Block H and 1X, Block J. The appraisal roll lists Lot 9X, Block H and Lot 1X, Block J, not 8X as the Block H lot. It also lists Lot 12X, Block C and Lot 1X, Block K, with no improvement year. The ordinance contemplates a concrete hike-and-bike trail at least 10 feet wide. Only the cost credit for that trail is tied to a separate development agreement. We quote the homeowner's house lot. We will not dig the park lot or a common and drainage lot.

Does SF-6 mean my lot has city sewer?

Chapter 14, section 20 says areas zoned SF-6 shall have City of Krum water and sewer and paved concrete streets. Ordinance No. 2022-01-02 uses that SF-6 standard as the base for the Phase 2 planned development, except where Exhibit B changes the rear setback from 10 feet to 15 feet, the side setback from 6 feet to 5 feet, lot coverage from 40 percent to 55 percent, and minimum floor area from 1,200 square feet to 1,500 square feet. Minimum lot area, width, and depth stay with SF-6. Exhibit B does not change that utility standard. Confirm what your lot is connected to before any trench. The standard is not a statement that every Aspen Park lot is on a sewer main. If a septic system is actually being built, we dig and haul spoil for your licensed installer. We do not install the system.

Which school district covers Aspen Park?

Krum ISD is the school taxing unit on all 216 accounts. The district lists Krum High School, Krum Middle School, Blanche Dodd Elementary, Hattie Dyer Elementary, and Dixie Hansel Elementary. The campus for a house is an address lookup on the district's attendance-zone locator. This page does not assign one elementary to the addition.

Who permits work in Aspen Park?

Denton CAD's municipality layer places both phase centroids in Krum, and all 216 accounts are in the City of Krum taxing unit. Ordinance No. 2022-01-02 describes the Phase 2 tract as inside the corporate limits. Building permits inside the city go through the City of Krum permit portal, which lists 940-482-3491 for questions. Denton County Development Services is the desk for unincorporated county land, including a culvert on a county-maintained road. You own the permit unless we agree in writing to pull it.
