Celina and Prosper lots still start with mesquite. The expensive mistake is clearing the tree the permit required you to keep.
On the north end of Collin County, a ‘vacant lot’ is often a fence line, a mesquite thicket, and a pile of farm leftover. Clearing is not demolition. It is a sequence: mark survey and keepers, take brush, take timber, rake organics, then hand a surface to the pad crew.
Cities and HOAs in Frisco, Prosper, and Flower Mound increasingly treat trees as a permit item. If a specimen is on the plan to stay, our bucket does not decide otherwise because it was inconvenient for a swing radius. That conversation happens on the walk-through, in daylight, with the survey.
